Over a century ago, this 100 acre Essex Bay penisula was sub-divided into summer rental cottages. In recent years the Department of Environmental Protection ruled the wastewater flow created from the dwellings exceeded the allowable effluents and charged the Town with meeting the regulations. Brown Sardina worked with the Town to create a phased sustainable master plan which reduced effluent flow and maximized access for residents.
The Conomo Point Master Plan celebrates the historic character of the penisula by preserving the heart of the community, selectively re-purposing existing structures, removing buildings along the periphery and creating contiguous open space and a waterfront park. The new waterfront park follows the original coastline and takes advantage of the access and views of Essex Bay and marsh. Stone walls and plantings define the park, overlook decks, pedestrian promenades, a function hall, a marsh pavilion, and a boat launch.
