Brown Sardina provided schematic and design development services for the mixed use center along Al Farabi Avenue and the adjacent Esentai Riverfront Park. The 3.5 million ft2 development consists of a dense fabric of commercial and residential high-rise structures, a retail and theater complex and a riverfront community park. The roadway network and subterranean parking structure was designed to accommodate nearly 3,500 vehicles.
The landscape and circulation of the site was heavily influenced by the 35-feet of grade change from Al Farabi Avenue to the rear of the site. This change dictated the finish floor for all six buildings and motivated the design of a series of terraced walls, fountains and open space between Esentai Tower and the residences. Informal drifts of trees softened the edges of the terrace walls and placed an emphasis on the relationship between the riverfront and community park, streetscape, and central fountain.
