Brown Sardina was engaged for the complete renovation and conversion of the three tower apartment complex into 265 condominiums. While the podium structures are centrally located, steps from the Emerald Necklace and offer panoramic views of the Boston skyline, the existing circulation patterns were insufficient, lacked usable common spaces and overlooked foundation landscaping.
A complete overhaul of the site plan defined plazas and open spaces, improved the circulation and connection to the surrounding neighborhoods through 1/2 miles of new pathways, and created small community garden opportunities. A new irrigation network and nearly 50% of existing soil was removed and amended in order to provide a viable growth environment for proposed landscaped areas. Additionally, updated site furniture and lighting was proposed to ensure a safe and comfortable environment for all residents and visitors.
