Brown Sardina developed the Master Plan for a 55 and older adult waterfront community in Tiverton, Rhode Island. The site is a former oil tank terminal and brownfield site remediated for reuse. Planned on a 100 acres of waterfront land, the community has over 240 feet of grade change providing dramatic views of Mt. Hope Bay and the Sakonett River for all of the 290 homes. The waterfront is public and has a restaurant, pier, moorings, a beach and trails along the water. The steep slopes are planted with wildflowers with rain gardens designed into the bottom of the slopes. The rain gardens are connected to larger replicated wetland systems that cleans the stormwater before it migrates to the Bay. Services included master planning, approvals through local and State authorities and construction documents for the roadway, grading, planting and all surficial features of the site.
