The waterfront apartment project is an 8.5-acre site sitting one block from the Atlantic Ocean. Consisting of 550 units: the complex’s design provides full amenities for all residents. Our team is tasked to design an on-grade semi-public open space with wayfinding connections to existing trails and an on-structure amenity courtyard with; views of the ocean. The design team has taken a considerable effort to respond to rising sea levels and storm surges due to climate change by raising the building and garage elevations and lowering the open space providing flood mitigation.
Approximately 1.8 acres of open space has created a pedestrian-focused sweeping design that connects the two phases of the site to the proposed waterfront trail network while offering vehicular parking and access to the building’s garages. In contrast to the architectural ridged linework, the design brings an organic but graphic language to the site. Sweeping paths connect users to an outdoor dog park, pickleball, and a
seagrass exercise space. The pedestrian language continues as it crosses over roadways and driveways to provide safe access.
On-structure, the outdoor amenity space was conceptualized by identifying user interactions. Outdoor grills, pool area, active lawn, and bocce activate the interior space, while deck hammocks, swinging benches, and a bar offer sweeping views of our open space and the ocean.
